    Whether a lender will actually lend you that much. That depends on your income, your commitments, your credit history and the property itself, and it varies between lenders far more than most people expect.

  • The rate is your assumption, not our offer

    We are not permitted to publish rates. Put in a figure you have been quoted or seen advertised. Then move it by half a percent and watch what happens, because that sensitivity is the thing worth understanding.

  • Interest only looks cheaper because it is not repaying anything

    The monthly cost is lower because the balance never falls. You still owe the whole amount at the end of the term, and a lender will want to see a credible plan for clearing it before they agree to it.
